How Long Does a Bathroom Renovation Take in Central Florida?

One of the most common questions we get from Orlando homeowners: "How long will my bathroom be out of commission?" The honest answer depends on what you're doing — but here's a realistic breakdown.

Bathroom Renovation Timelines by Scope

Cosmetic Refresh (1–2 weeks)

New paint, light fixtures, vanity, mirror, toilet, and hardware — but no tile work, no plumbing moves, no structural changes. This is the fastest turnaround and often doesn't require permits.

Mid-Range Renovation (3–6 weeks)

New tile floors and walls, new vanity and plumbing fixtures, updated shower or tub surround, new lighting. This is the most common project type we do in Orlando. Permits are typically required for plumbing and electrical work.

Full Gut Renovation (6–12 weeks)

Everything comes out — tile, drywall, plumbing, electrical — and is rebuilt from scratch. Often done when layouts are changing or when there's water damage discovered behind walls. Permits required, multiple inspection stages.

What Causes Delays?

1. Permit processing time

In Orange County, permit approval typically takes 1–3 weeks. We submit early to keep projects moving, but this is outside our control. Some homeowners don't budget for this lead time.

2. Material lead times

Custom tile, special-order vanities, and certain fixtures can have 2–6 week lead times. We order materials before demo day so they arrive on time. Choosing in-stock materials speeds up the project significantly.

3. Hidden conditions

Florida bathrooms are notorious for hidden water damage — mold behind tile, rotted subfloor, failing waterproofing membranes. We find it in roughly 30% of full gut renovations. When we do, we fix it right rather than cover it up, which adds time but protects your home.

4. Change orders

Changing your mind mid-project — different tile, different fixtures — causes delays. Lock in your selections before demo begins.

How Many Bathrooms Should You Renovate at Once?

If you have two or more bathrooms, we strongly recommend renovating one at a time so you always have a functioning bathroom. If you only have one bathroom, plan for temporary accommodations during the 1–2 week demo and rough-in phase.

When Is the Best Time to Start?

In Central Florida, there's no bad season for indoor remodeling. However, summer (June–August) tends to be our busiest season, so scheduling 4–6 weeks in advance is wise. Spring and fall offer the most scheduling flexibility.
